Bella Beach Properties frequently asked questions and policies regardging Gulf Shores & Orange Beach condo rentals

 

Before you check into one of our beautiful Gulf Shores or Orange Beach condo rentals, we ask that that you take a moment to review policies and procedures.

1)  Arrival and Departure Times

Arrival time is 3:00 p.m (CST) or later. Departure time is 10:00 a.m. 

2) Pets

Most of our properties DO NOT allow pets. Evidence of a pet in a property will result in IMMEDIATE EVICTION and forfeiture of rent.

3)  Check-In

Unless instructed otherwise, guest check-in takes place at our office located at 24711 Perdido Beach Blvd, Orange Beach, AL 36561. Certain properties DO NOT require a trip to our office to check-in. These include: a) rental has been paid in full and executed rental agreement has been returned to our office, b) the property is located in Fort Morgan or Perdido Key, c) the rented property has a coded entry and parking instructions have been explained, d) Developments such as Windward Pointe, Phoenix, Seaside Beach & Racquet, etc, where parking pass is secured before arrival online or at the property. In such case, guests may bypass the Bella Beach Properties office and head straight to the rented property.

4)  Late Arrival

For any properties requiring a trip to our office, guests arriving after 5:00PM, Sunday or major holidays should pick up your accommodations packet from our convenient “late check-in box” which is located on the back corner of our office. Should you encounter any difficulty checking in after hours, please call our local number 251-981-2431 for assistance. 

5)  Payment Terms

20% is due at time of booking. 30% is due 45-days prior to arrival. The balance is due 30-days prior to arrival. We accept MasterCard, VISA, AMEX, or Discover. If booking through a third-party platform (Airbnb, VRBO, etc) their payment terms supersede ours. 

Additional fees may apply if:

* Damage is done to the unit or its contents. Smoking in a non-smoking unit.

* All debris and garbage is not removed from the unit and placed in the proper receptacles.

* Dirty dishes are not cleaned, and returned to their original space.

* All keys are not returned to Bella Beach Properties (There will be a minimum $65.00 non-refundable and non-negotiable fee for each key not returned to Bella Beach Properties on departure).

* Cancellation policies are not correctly followed.

6)  No Smoking

All units are non-smoking units. Evidence of smoking in a property will result in IMMEDIATE EVICTION and forfeiture of rent.

7)  Unit Assignments

We reserve the right to change unit assignments. When you confirm a reservation, a unit will be assigned, however, no unit request is guaranteed. If a change becomes necessary, every attempt will be made to contact you by email and/or by telephone with a new confirmation if time permits.

8) Reservations Cancelled/ Reservations Changed

Condos: Cancellations made 45 days or more from arrival date will receive a full refund minus $165 cancellation penalty. Cancellations made between 45 days to 30 days of arrival date will forfeit 25% of the booking reservation base rental rate. Cancellations made within 30 days of arrival will forfeit the FULL amount of the reservation. Full refunds are given if mandatory evacuation is ordered for the property location.

Houses: Cancellations made 60 days or more from arrival date will receive a full refund minus $165 cancellation penalty. Cancellations made between 60 days to 30 days of arrival date will forfeit 25% of the booking reservation base rental rate. Cancellations made within 30 days of arrival will forfeit the FULL amount of the reservation. Full refunds are given if mandatory evacuation is ordered for the property location.

If booking through a third-party platform (Airbnb, VRBO, etc) their cancellation policy supersede ours. 

Monthly winter rental cancellations are addressed below in item 9.

There will be no refund for early departure.

*If you are a no-show or do not cancel your reservation, you will be charged the full amount of the reservation*.

NO EXCEPTIONS.CANCELLATION OR EARLY DEPARTURE DUE TO INCLEMENT WEATHER DOES NOT WARRANT ANY REFUND OF RENT OR DEPOSIT.

9)  Monthly Rental Reservations

Reservations for two (2) months or longer will be given priority during the winter season. Cancellation of monthly rental reservations must be made sixty (60) days prior to arrival date. Changes that result in a shortened stay of a monthly rental reservation must be made ninety (90) days prior to arrival date. Cancellations made within 60-days of arrival will forfeit first month rental rate. 

10)  Maximum Occupancy

The maximum number of guests per unit is based on the individual units’ ability to comfortably and safely accommodate our guests. If maximum occupancy is exceeded, you may be asked to vacate the property and forfeit any rental payments.

11)  Minimum Stay Requirements

Most of our properties require a minimum stay of three (3) nights. Longer stays may be required during peak seasons and holidays. Four (4) night to seven (7) night minimum stays apply at some properties during peak season and holiday periods, and could include a mandatory Saturday arrival and Saturday departure. One or two-night reservations may be allowed in the off-season or to fill gaps in the peak season. 

12)  Rental Payment

Full rental payment is due before or at check-in. Payment may be made by traveler’s check, money order, cashier’s check, cash, personal check, or credit card (Visa, MasterCard, AMEX or Discover) with proper identification.

13)  Linen/Maid Service

Rates include housekeeping service only upon departure. Linens and bath towels are included and not to be taken from the unit. We suggest you bring beach towels. Guests will need to provide their own paper items and cleaning supplies. An initial set-up of trash liners, toilet paper and facial soap is provided. Extra items needed are the responsibility of the guest.

14)  Age Requirements

No rentals will be made to singles under the age of twenty five (25) unless accompanied by a parent or guardian or special permission has been granted. Any reservation made under false pretenses will be subject to forfeiture of advance payments of rent and deposit. Further, the party will either not be permitted to check in or will be asked to vacate the unit.

15)  Reservation Processing Fee

All reservations will be charged a onetime non-refundable processing fee of up to $125.

16)  Hurricane Policy

No refunds will be given unless: A “Mandatory” Evacuation has been issued for the Gulf Shores/ Orange Beach area. (NO REFUNDS are issued for cancellations or early departures due to inclement weather.)

17)  Furnishings

All rental properties are equipped with central air condition and heat, dishwasher, microwave, washer & dryer, and basic cable TV, unless indicated otherwise, because Bella Beach Properties are privately owned, decor, style, color schemes and inventories will vary. Furnishings are subject to change without notice. Do not move any furnishings or kitchen items to another unit.

18)   Décor

Every effort has been made to assure all descriptions are accurate. However, Bella Beach Properties is not responsible for changes in furnishings, equipment, or printing errors. Rates & Specials are subject to change without notice.

19)  For Sale

If a rental property is for sale, the owner reserves the right to have his/ her property shown to prospective buyers. We will make every effort to schedule the showing at a convenient time. There will not be any refund or discount if a showing takes place during the stay. 

20)  Parking

All rental properties prohibit the on-site parking of recreational vehicles, personal watercraft (boats, trailers, jet skis, etc.) and/or restrict the number of motorized vehicles per rental unit. Ask your reservation agent to inform you of a property’s parking regulations prior to making your reservation. There is a TWO (2) VEHICLE MAXIMUM PER UNIT in two bedroom or larger condos. Each individual listing should detail parking regulations and requirements. 

21) Good Neighbor Policy

Please observe all rules and regulations set forth by the Homeowners Association at the property as well as City noise ordinance. All guests are required to obey these rules.

22)  Disclaimer

Reported breakdown of amenities will be repaired as soon as possible. The condition of the amenities cannot be guaranteed 100% of the time.
