Q: Why is the program called “Earn More, Get More?”
A: At Bella Beach Properties, our goal is to improve the quality of stay along the Gulf Coast and raise the bar on what should be expected from a management company. This program is called “Earn More, Get More”, because when you have an updated condo with nice new furnishings and bedding, it should generate more rental revenue. With greater revenue, you, as the property owner, “Earn More.” We have raised the bar on what should be expected from a management company. With Bella Beach Properties and this exciting program, you will “Get More”. As far as we know, no one else is able or willing to offer to furnish your condo at NO cost. Traditional management incentives and promotions normally consist of smoke and mirrors, gimmicks, or incentives that don’t address the real issue, such as “no management fee for 2 months when you join”, or “we’ll give you a couple of hundred dollars if you join”. Improving the quality of stay for our guests is the goal. With this program, you should Earn More. With Bella Beach Properties, you will Get More.

Q: What types of properties are best suited for this program?
A: Any gulf front property (home or condo) that is used as a vacation rental property. Ideally, this program is best suited for the property owner who hasn’t updated their furnishings in years, relies on the unit to generate rental income, and is frustrated to see the unit next door generating twice as much.

Q: What type of property would this program NOT benefit?
A: This program would not benefit non-rental or low rental properties. Properties that have been recently furnished (within the past 3 years) wouldn’t benefit.

Q: What is the catch?
A: There isn’t really a catch. Bella Beach Properties is committed to improving the stay along the Gulf Coast while increasing our client’s rental revenues and our unit inventory level in the process. This program is hopefully a solution to a problem. Like all management companies, we require our owner to sign to a management agreement which gives us the right to rent out the condo, collect rents, distribute proceeds, handle cleaning, oversee maintenance, & resolve any issues that may arise and we charge a fee for our management service. Our fee depends on the number of bedrooms and gross rental potential, so it varies, but is competitive. The only catch, if that’s what you want to call it, is we are making a substantial investment in the property, so we require an extended contract period of 60 months.

Q: What if I terminate the contract early?
A: If you, for whatever reason, wish to terminate the contract early, we require a 90 day notice of termination. We will quit booking the unit on the termination date and require that all scheduled reservations are honored. If termination occurs within the first 12 months, there will be a prorated penalty of $600/room plus $500 early termination penalty. If termination occurs at any point after the first 12 months, there will be a flat $500 early termination penalty. After our last scheduled guest departs, we will remove the furnishings. Selling a condo does not constitute “early termination.”
Example: Owner of a 2/2 condo joins program on January 1. On June 1, owner sends Notice of Termination. Contract is terminated on September 1. Owner is responsible for early termination penalty of $1300 ($600/12 x 4 months x 4 rooms + $500=$1300).

Q: What if my condo sells?
A: If you decide to sell your condo, it would be marketed and listed as “unfurnished” but we would encourage the potential buyer to remain on our management program so the furnishings could stay. The furniture would remain in the unit through the listing period. If they chose not to remain on our management program, we simply remove the furniture. We ask that our sales department have the opportunity to list the condo as our agents are best suited to explain the program, but that is certainly not a requirement. Selling a condo does not constitute “early termination.”

Q: Do I get to pick out my furniture/ colors?
A: We have put together preselected packages which include many options. With each package, you will select a: Living Room suit which includes a TV stand, cocktail table & 2 end tables, lamp set, sofa, & loveseat; Dining Room suit which includes a dining table & chairs, & 4 bar stools; and Bedroom suit(s). #1 (Master) bedroom includes a king headboard, chest, 2 night stands, mattress set, and dresser & mirror OR Media chest. #2 bedroom includes a queen or king headboard, chest, 2 night stands, mattress set, and Dresser & mirror. #3 bedroom includes 2 twin headboards OR bunk bed, nightstand, 2 mattress set, and dresser & mirror. Any additional bedrooms will be furnished like either the #2 bedroom option or #3 bedroom option. The furniture will arrive as shown in the picture and there will be no substitutions or color changes.

Q: Are upgrade furniture packages available?
A: Yes, to select qualifying properties.

Q: What if a piece of furniture gets damaged?
A: It is the same procedure as if you owned the furniture and it were to get damaged. After every guest departs, a cleaning crew and inspector will be in the unit. If there is damage, the damaging party will be held responsible. If we are unable to collect from either the guest or owner’s insurance, our company will pay for damages up to $200 with the owner responsible for the balance. If an item needs to be replaced, we will have it replaced within 7 days. Normal wear and tear will occur and we have seen that there is less stress for the condo owner when they don’t own the furniture. At the end of the term, we will replace the current furnishings will all new furniture.

Q: What if a piece of furniture is defective or damaged when it arrives?
A: All furniture will be new, thus under warranty. If it is defective, we replace it.

Q: I replaced my bedroom furniture last year, but I need living room furniture. How would this work?
A: That’s not a problem. If you only need certain pieces, we would adjust/ reduce the management fee accordingly. We can’t quote a management fee until we qualify the property.

Q: I don’t like the 60 month term (or management fee).
A: We understand your concern. This program isn’t for every condo owner. We have a significant financial investment in each unit and we ask more from our clients because we deliver more. Currently, no other management company is willing or able to offer this.

Q: What if I don’t like the furniture when it arrives?
A: You picked it out, so hopefully you will love it. If you don’t like it, we have 2 options: you grit it out for 60 months. After all, it is much better than what was in the unit before. Or, we terminate the agreement and you are subject to the early termination penalty.

Q: How does my unit qualify for this program?
A: The first step is for us to preview the property. Qualifying factors include the units’ overall appearance and its potential rental income. We may look at a unit and conclude that it would qualify if the carpet was replaced or walls painted. It would then be up to the owner to determine if they want to make these improvements.

Q: Why doesn’t my unit qualify for this program?
A: With this program, we have a significant investment in each unit. A few reasons why a unit may not qualify for this program include: If we don’t feel adding new furnishings will be able to create a win scenario for all parties involved (guest, owner, Bella Beach Properties); if the unit is lacking other improvements that the owner is unwilling to undertake; or if the rental potential isn’t at a predetermined minimum level to justify our expense. It is at the sole and absolute discretion of Bella Beach Properties which properties qualify for this program.

Q: What if I wish to purchase the furniture?
A: Not a problem. It will be sold at our cost plus 20% minus depreciation. We can send you a price schedule at anytime.

Q: What happens to my old furniture?
A: It is yours so you are certainly free to do with it what you want. However, we will remove it free of charge if you don’t have a plan for it.
